PRICING · COMMISSIONS
An 18% fee on booking income for comprehensive holiday rental management in Tenerife. The percentage matters, but it matters more to know what is included, what is left out, and how the owner’s real margin is protected.
An 18% commission with aligned incentives
Vesta raises a commission of 18% on reservation income. This means that the service grows when the property performs better, not by charging a fixed fee regardless of the result.
The idea is not to fill nights at any price. Management must seek a balance between income, quality of the guest, wear and tear on the property, operating costs and peace of mind for the owner.
18% on reservations
Fees calculated on booking income, not as a fixed monthly fee. If there are no reservations, there is no management fee on reservations.
Differentiated cleaning
Cleaning is coordinated as part of the operation, but is normally passed on to the guest or integrated into the price of the stay depending on the platform.
Extras with approval
Professional photography, electronic lock, initial improvements, materials or third-party repairs are valued separately if the property needs them. Small operational repairs can be resolved without disturbing; larger jobs are consulted first with a configurable approval threshold.
What does the management price include?
The price should be understood as a complete operation, not as a simple listing on Airbnb. A holiday rental requires daily coordination, commercial judgment and control of the asset.
- Ad preparation and optimization.
- Publication on Airbnb, Booking, Vrbo and channels suitable for property.
- Shared calendar, availability and prevention of overlaps.
- Pricing strategy, minimum stay and seasonal adjustments.
- Communication with guests before, during and after the stay.
- Coordination of check-in, check-out and arrival instructions.
- Cleaning, laundry, condition check and basic replacements.
- Management of incidents, small repairs and coordinated maintenance; for larger amounts, prior approval according to the agreed threshold.
- Monitoring of reservations, income, costs and points of improvement.

What should not be mixed with the commission
To properly compare a holiday rental management fee in Tenerife, it is advisable to separate the service commission from other costs that may appear depending on the property and the channel.
- Cleaning: It is coordinated, but is usually paid by the guest as a separate charge or integrated into the final price.
- Platform commissions: Airbnb, Booking or Vrbo apply their own conditions and channel costs.
- Repairs and materials: Small incidents can be managed quickly so as not to interrupt the stay; cylinders, locks, relevant replacements or external work are approved and documented in advance according to the agreed threshold.
- Initial setup: If professional photos, electronic locks or equipment improvements are needed later, they can be budgeted separately.

The variable part is not just the percentage
Two proposals with the same percentage can be very different. It changes who is responsible for cleaning, how incidents are managed, what is approved first, what channels are worked on and what information the owner receives.
That is why the price must be read together with the operational scope: calendar, guest, stay, cleaning, maintenance and financial monitoring.
How to Compare Management Companies
The competition often promises maximum profitability, worry-free management, dynamic pricing, and presence on many platforms. They are useful arguments, but they are not enough if you do not explain how the day-to-day work is carried out.
- What channels are managed and who controls the calendar.
- How prices, discounts, minimum stay and seasons are set.
- Who talks to guests and at what times.
- How cleaning, laundry, entry and exit are coordinated.
- What repair threshold can be managed without consultation and when approval is sought before acting.
- What information does the owner receive about income, incidents and condition of the property.
- If there is a permanence, monthly fee, registration cost or services outside the rate.
Clear price before delegating the property
The 18% rate makes sense when the owner knows what he delegates, what costs the guest assumes, what expenses are approved separately and how the real profitability of the property is protected.
The valuation allows you to review the condition of the property, the area, the foreseeable costs and the type of operation necessary before opening a calendar or comparing suppliers.

Pricing and Commission FAQs
How much does Vesta charge to manage a holiday rental?
The planned model is an 18% commission on booking income. The final scope is reviewed according to the property, the area, the initial state and the necessary services.
Is cleaning included in the 18%?
Cleaning coordination is part of management. The cleaning cost is usually passed on to the guest or integrated into the price of the stay depending on the channel, so it is advisable to separate it from the commission.
Is there a monthly or permanence fee?
The base is a commission on reservations, not a fixed monthly fee. If a specific registration, permanence or set-up condition is added in the future, it must appear clearly before contracting.
What about photos, electronic lock or initial improvements?
They should not be mixed up without explanation with the commission. If a property needs professional photography, electronic lock, equipment or improvements before being published, the correct thing to do is to budget for it separately. The same applies to major repairs: you can set thresholds to resolve small incidents without disturbing and ask for approval when the amount or type of work justifies it.
