5. Operational

  • Check-in, keys, arrival instructions and support defined.

  • Standard messages for arrival, stay, departure and review.

6. Numbers

  • Initial price contrasted with area, season and quality of the product.
  • Cleaning, laundry, supplies and replacement costs included.
  • Commissions, taxation and maintenance separate from gross income.
  • Reviewed margin before activating discounts or minimum stays.

Signs not to open yet

  • It is not clear if the property can operate or relevant documentation is missing.
  • The community or building has restrictions pending review.
  • Cleaning depends on one person with no backup plan.
  • There is no process for keys, incidents, replacement or guest departure.
  • The photos do not show the property well or generate incorrect expectations.
  • The price has been set looking only at the income per night.
  • There is no inventory or person responsible for preventive maintenance.
  • The owner does not want to manage messages, emergencies or reviews and has not yet delegated.

If the main limitation is legal or administrative, a reasonable alternative may be to use the property through temporary rental while everything is processed correctly to be able to operate as a holiday rental. The important thing is not to mix uses or publish a tourist activity without being clear about the legal fit.
